International Real Estate Investment CO. (EIREI) is a locally operated real estate company in Qatar that will be offering a unique service to property investors, management, marketing, and brokers . (EIREI) will initiate a two phase program in order to implement its business model. The initial phase will include setting up the business. This will include locating office space, an accountant / administrator to help with clients calls. The second phase will include building long-term relationships. EIREI will focus daily on exceeding customer expectations through trust ,integrity, and mutual respect. Relationships will be built through networking and focusing on real estate brokers, property management, Appraisal, and property inspectors, and BOT (Build Operate Transfer), and will build a project and operate. In a BOT project the company (EIREI)generally obtains its revenues through a fee charged to the Owner. In a brokerage section (EIREI) easily close many transactions through direct deal with realtors.

Strategy

EIREI will initially focus their efforts on three broad categories of investment strategy.

BARGAIN PURCHASE is the purchase of real estate 25% below current market value. In the INCREASE-VALUE strategy, buy a property for its current market value, but the selected properties with some unrealized potential. Then, immediately after purchase, make whatever changes are necessary to increase the value of the property. In general, it must increase the value by at least 25% within 5 months in order for the strategy to be worthwhile. DOUBLE-DIGIT CAP RATE means that. EIREI will by the building for investor on terms that it has a capitalization rate of 10% or more.

The capitalization rate is the net operating income ( rent minus operating expenses but before debt service) divided by the purchase price. HOLDING PERIODS means LONG-TERM means hold the properties for years. FLIPPING means selling the property as soon as possible after acquire it. In some cases, it can even sell it before buy it. These strategies are expected to produce board awareness for the sake of producing rental income, commissioning revenue, and gaining profits from the sale of commercial & residential real estate units.
